The client led design process is based on a workflow that includes:

  • Multiple layout options for your proposed design in 2D & 3D, and a continual review process ensure your design is built to fit you.

  • Separate work stages, with fixed design fees and outputs to enable early conversations with contractors, and help you to stay in control of your budget.

Architecture and Interior Design

The Design Stage is broken down into three main stages:

  • Sketch Design;

  • Developed Design; and,

  • Detailed Design.

Each stage comes with a follow up design review before we progress to the next, ensuring you have ample opportunity to review the proposals and give feedback as the design progresses.

This process allows you to narrow down a number of design options using: 2D and 3D drawings; material palettes; and, outline cost options so that you can feel confident in your choices.

Feasibility & Brief Development

If you are not ready to make a full appointment, this stage can help you get started.

For a one-off fee, an energetic half or full day design workshops at your property is used to discuss:

  • the potential design options;

  • your specific project challenges; and,

  • produce a follow up report with 2-3 sketch options.

Planning Application

Gaining planning permission is an important legal process, and we can manage this process for you.

It is not necessarily a requirement for all private extensions and refurbishments and we can work with you to identify whether planning permission is needed. We can discuss your options under permitted development as part of the initial consultation, and review them during the initial design stages as part of finalising the scope of works for the project.

Construction drawings and Building Control

The construction drawing package is an important part of the design process, as it will be used to gain Building Control Approval, and forms the basis of your building contract. These drawings ensure that all our carefully worked out details are executed on site.

Construction can be a complex process, with various legal approvals to meet and co-ordination between various consultants to be managed. The amount of project management you opt for as part of your fee is a personal choice. We can offer a traditional service, managing the whole project from beginning to end, or a reduced service if you are comfortable working directly with contractors yourself.

Preliminaries

Accurate measured survey information and 3D computer models are important tools for every project.

Getting these right at the outset ensure you have a realistic view of what your design will look like, as well as reducing risks during construction.

We can manage the appointment of surveyor or, in some cases, carry out a survey ourselves.
